Working out the right guide price for your property is one of the biggest decisions you make in the process.
Most sellers invite 2 or 3 agents in to provide advice but please don’t just appoint the agent who provides the highest valuation and/or the lowest fee. An over inflated price could damage your eventual maximum selling price and a low fee could mean you receive a mediocre service at best and possibly a lower selling price.
Ask all your potential agents to justify their fees. The answers will reveal how they’ll work for you. If they don’t answer effectively they aren’t going to be a good negotiator for you either. We regularly receive a client’s acceptance of an offer but go on to secure an even higher figure with good negotiation skills.
